Buyer Services

1) I will enter into the Multiple Listing Service your requirements for a home. I will be notified anytime that a property meets your specific criteria.

2) I will arrange to get you pre-approved with a lender. With pre-approval, your offer will be stronger because you have the ability to perform. This eliminates the guesswork for the seller. You will also know the maximum dollar amount that you can purchase and you won’t waste your valuable time looking for homes that don’t meet your needs.

3) I will give you my professional opinion regarding the price, location, and condition of any property that you are considering purchasing. My opinion of price, location, or condition is detached and less emotional.

4) I will review and explain all the forms that you will be signing, disclosures, disclaimers, rights of recession, and so on. You will have an explanation and reason for every form that you sign.

5) Once we have successfully negotiated a purchase agreement, I will help you select a home inspector. After the inspection, I will review the report with you to determine if any negotiation is needed with the seller regarding the repairs.

6) When the appraisal is completed, I will review it for accuracy.

7) If there are any lender required repairs or conditions resulting for the home inspection or appraisal, I will negotiate these items with the seller via their agent. I represent you; the purchaser, and your best interests are always my number one concern.

8) Prior to signing all the closing documents, I will review them for accuracy and determine if all the conditions of the purchase agreement have been met. This will protect you from last minute surprises and ensure a smooth closing.

Best of all, the seller pays my fee for the services listed above, and you receive all of these services and benefits free of charge. We ask for only one thing in return -- your commitment to work with us Exclusively.

The Client Commitment

1) The buyer agrees to work with Beverly Fenello of Keller Williams Realty First Atlanta to find and purchase a home. By working with together as a team, you will be most able to successfully complete the purchase of your new home.

2) If buyer drive by or see an advertisement for a property they are interested in viewing, buyers will call me. I will then obtain all the information regarding the property and set an appointment to view the property. This will eliminate looking at property that doesn’t meet your requirements or needs. Also, I will be able to obtain complete information about the property.

3) In order to conduct my business as a business, my business hours are from 9:00 am to 7:00 pm. In an emergency, I will return you call within 1 hour, when possible.

4) Buyer will contact me if they see a property that is for Sale By Owner that they are interested in viewing. I will then contact the owner and obtain all the information about the property and set an appointment to view the property. Many properties that are For Sale by Owner are willing to work with a real estate agent.

5) Buyer should be prepared to make an offer when we have found the “right” home.
